HOW THE FRACTIONAL PROPERTY PURCHASE PROCESS WORKS WITH INMOBILIARIA HEAVEN

INITIAL DOCUMENTATION

To begin the process, we will need some personal documents to ensure you are ready to become an owner. This includes your official ID (INE), CURP, RFC, proof of address, and marriage certificate if applicable. If you are purchasing as a legal entity, we will require the same documentation under the company’s name.

RESERVATION

Once we have received your documentation and you are ready to move forward, you can reserve your fraction with a payment of 15% of its value. This reservation will secure your share, and we will proceed to sign a Letter of Intent outlining the purchase terms and the agreed payment plan.

SIGNING

After reserving your fraction, you will have 10 business days to review the purchase agreement and any additional documents before proceeding with the contract signing. Once you have reviewed and are satisfied with the documents, we will set the date for signing and payment. We use a digital signing platform called DocuSign to make the process fast and convenient. It is important to meet the agreed date, as the contract has a validity period.

We will warmly welcome you into our community and introduce you to our Property Management team, who will guide you through the next steps — including fee payments, selecting your usage month, and any other relevant information to ensure you enjoy your new property to the fullest.

HOW DOES FRACTIONAL OWNERSHIP WORK?

With Inmobiliaria Heaven, you share the legal ownership of a property with other co-owners. Each owner has the right to use the apartment for one month per year (the usage month rotates each year and is specified in the contract). All property costs are shared, but your ownership share is completely independent from that of the other co-owners — meaning you can sell your fraction or include it in your will at any time.

WILL I MEET THE OTHER CO-OWNERS?

Yes. We screen all potential owners before purchase, and all fractional owners agree to the same rules and operating policies. Once all 12 fractions of a property are sold, a legal company is established through a notary. Owners will have the opportunity to meet either virtually or in person, depending on their preference. In addition, a WhatsApp group will be created for each property so owners can coordinate, exchange weeks, or arrange stay dates.

CAN I RENT OUT SOME OF MY WEEKS?

Yes. You can rent out your weeks, and many owners do so to offset costs. Inmobiliaria Heaven manages the entire rental process for you, using our pricing data to maximize your returns.

AM I REALLY AN OWNER OF PART OF THE PROPERTY? HOW DOES IT WORK?

When you purchase a fraction of an apartment from Inmobiliaria Heaven, you become a legal owner of real estate. You and your co-owners collectively own 100% of the apartment through the creation of a company formed specifically for the property, with up to 12 owners. Unlike a timeshare, your apartment is a real estate investment, and the value of your share appreciates along with the property value. You can sell your share after 12 months of ownership and keep any capital gains.

WHAT HAPPENS IF THERE IS ANY DAMAGE OR WEAR TO THE PROPERTY? WHO IS RESPONSIBLE?

Each property is inspected before and after every owner’s stay. Normal wear and tear is covered by the property’s reserve fund, which is included in each co-owner’s annual fee. Any other damage is the responsibility of the owner who was using the property at the time.

IS MY PROPERTY INSURED?

Yes. The entire complex is insured, and the cost of insurance is included in your ownership expenses.
